Why We Are Running
A Statement to Charleston Court Homeowners

We are running for the Board of Directors because Charleston Court needs a reset in leadership — one grounded in transparency, fiscal responsibility, safety, and respect for homeowners. We intend to govern for the community not the Board!

Over the past several years, many residents have experienced rising fees, growing debt, inconsistent decision-making, and a breakdown in communication. Important decisions have been made without sufficient homeowner input, and legitimate concerns have too often been dismissed rather than addressed.

We believe the Board’s role is not to impose preferences, but to faithfully follow the governing documents, act as responsible stewards of Association funds, and prioritize safety and livability over aesthetics or convenience.

We are running to restore:

• Financial discipline — by prioritizing core maintenance, limiting discretionary spending while the Association carries long-term debt, and clearly explaining how and why homeowner funds are used. We will be fully engaged in finding ways to reduce the current debt and increase our Net Worth!

• Transparency — by providing timely, electronic access to records, clear communication before major decisions are made, and openness about costs, contracts, and long-term obligations.

• Respect for Governing documents — by knowing the Florida Statutes and our Declaration Of Covenants as written, recognizing homeowner responsibilities and rights, and ending overreach into owner-maintained areas.

• Safety-first decision making — by correcting hazards promptly, ensuring projects do not interfere with daily use of homes, and never asking homeowners to accept unsafe conditions for the sake of appearance.

• Accountable governance — by holding vendors to measurable standards, renegotiating contracts and eliminating those that are not performing. Welcoming homeowner input, and fostering orderly, respectful Board meetings focused on solutions rather than conflict.

Board meetings will conducted in a respectful professional way. Minutes will be thorough and professionally written so you know exactly what took place in all meetings.

Charleston Court deserves leadership that listens, explains, and course-corrects when decisions are not working. We are running to bring common sense, professionalism, and trust back to the Board.
